Terms & Conditions

For Booking & Staying at The Cottage

Dear Friends, In trying to navigate this area well we looked at other Holiday Cottage companies and saw that with some their conditions ran to 17 full pages of A4!

We really do not want to do this, but rather use love and trust as our maxims for your stay. This obviously has more risk involved for both parties but hopefully will mean we do not get bogged down in small print and loopholes. This is currently our main source of income so we hope you appreciate that certain boundaries are necessary.

  1. The minimum reservation is 3 nights.

  2.  Reservation of a date does not guarantee booking. A confirmation email will been sent to you after reading your        booking form application.

  3. When a confirmation email has been sent please send a deposit of £150 to secure your stay. This is non-refundable.

  4. Full payment is due 6 weeks before your arrival date. We reserve the right to cancel your booking if this payment has not been received.

  5. If you have to cancel after full payment for exceptional circumstances we will endeavour to repay you the amount minus the deposit only if we manage to re-let the cottage over your arranged stay.

  6. If you need to make changes to your booking please notify us in advance of your stay by email. If you are more than 6 weeks away from your stay and want to change the date of your booking to another then we will accommodate without your loss of deposit. If changes are made within the last 6 weeks then Terms & Conditions no.5 apply.

  7. Very rarely there may be things beyond our control which means that we have to cancel your stay. This is highly unlikely but if we did cancel you would be welcome to book another date or receive a full refund. Unfortunately we would not be liable for other outstanding costs that you might have incurred.

  8. We do not ask for a security deposit but we do ask that you not only take care and read all the instructions for the cottage on arrival but also pay for any damages that occur.

  9. The maximum occupancy of the cottage cannot be exceeded. 

  10. No additional guests are allowed to day visit without the agreement in advance from the owners.

  11. If you are bringing a dog then they must never be left alone in the property. They are not allowed in the bedrooms and must be on a lead when in the grounds.

  12. No smoking of any description is allowed in the cottage.

  13. If you have any specific medical problems or disability then please contact us prior to booking. Unfortunately all the cottage access has steps so will be unsuitable for some people.

  14. The cottage will be deep cleaned and aired between every booking to ensure your safety from Covid 19. If Government measures restricting travel are imposed then you are entitled to a full refund.

  15. The cottage is to be left in the same way you found it when you arrived.

Damage/Breakages:

We exercise a system of trust with guests so we do not request a formal security deposit. However, we request that if any damage/breakages occur, please let us (Phil & Marie-Anne know). We reserve the right to request payment for replacement or repair.
